Nice. If there were money to be made up there and the winters weren't so damn cold and long, I'd have a horse farm and ride all day. I miss riding so much. I hope my ex burns in hell for what he did.

Put a simple open one room cabin on it with a wood stove for both heat and cooking and an outhouse nearby. VIOLA! Instant hunting camp! Also good for summertime relaxing if you add a picnic table and fire pit with a cooking grate out front.

Then I'd get bored with driving down there and pissing away time I should be doing something around home. Also the mosquitoes around there are so big they can stand flat footed and fuck turkeys.

0 Yeah, that's a lot of work but you can put a 3 sided shed in there like LK says and lease it out to hunters under the condition they maintain it when they get there. But then again, some asshole in a drunken stupor will start a fire and burn the whole thing down on you.
Wait till you can get a million dollars for the land then sell. I'd still whet that guy's appetite and let him down for grins and giggles. Demand he give you cash too. ![]() ![]()

0 I actually e-mailed back and forth with him. I think he's legit. Gave me all his info, name, address, phone number. He even made me a ballpark offer. From the way he talked about it, it is obvious that he knows the property and has been all over it. I see his point too, why lease when he does the same thing he does there now for free. There is thousands of acres of state land connected to it also, you don't need permission to hunt state land. The reason he wants to own a piece is to build a hunting camp.

If YOU put a cabin and crapper there you can rent/lease it then once you have recovered your cost it's all profit AND you have a summertime getaway spot. As far as a lawn to mow? Nah......clear only what you need to and leave it as shaded as you can. No lawn, no mowing. Do it right and by the time it would need a roof re-done you'll have gotten tired of it and can sell for a decent price to some bunch of hunters who likely have rented from you before. ![]()

0 As far as selling land goes? Keep it just hang on to it. My grandfather purchased about 300 acres of mountain land decades ago. His children (one of them my mom) were later able to sell for a huge chunk undeveloped. Huge? Oh over 40,000 an acre. after fees etc when dividing it, it was nice! I would rather legacy land anywhere to my children than cash. After all,if you believe in conspiracy's, cash will be worthless tomorrow anyhow (mostly is now anyhow!)
As far as scammers go heh, there is a nice hobby you can participate in for scammers its similar to trolling except you get to be a good guy. You take their leads get their phone numbers and addresses have them cut you checks. Then turn all of it into the bank authorities or PSP. It has the potential to be dangerous as a hobby. Eh, a once in a while effort of thwarting a granny robber has made me feel good. I mean after all, if he is busy trying to impress several savvy victims they won't be robbing a granny. Not always the best idea, but then I am a bit crazy! ![]() |
